Sunriver Brewing Wins Big at Oregon Beer Awards

The annual Oregon Beer Awards ceremony was held on the night of April 4 in Portland, Oregon. The evening revealed that 124 Oregon breweries had submitted 1,088 entries across 26 categories. Sunriver Brewing Company came out on top, winning the coveted Large Brewery of the Year.

This highly acclaimed accolade came about after winning a staggering 13 medals in 13 different categories.

“I couldn’t be happier with what Patrick Raasch and our entire brewery team has accomplished with this epic victory”, says Brett Thomas, director of Brewing Operations and founding brewer. “The diversity of our wins, with 13 medals across 26 very different categories truly reflects our dedication to our culture of quality.”

Some of the beers that won medals are part of Sunriver Brewing’s Limited Release series and Wood/Wild series, though several core beers that are currently available in canned packaged format made it to the podium. Those winners include Bondi Beach Party IPA (gold medal), Deseo Mexican-style Lager (bronze medal), Rivermark Pilsner (bronze medal), and Sunstreak West Coast Pilsner (bronze medal).

“Well, well, well, this is awesome! Winning large brewery of the year has been a dream, and I could not be prouder of what our team has accomplished”, says Patrick Raasch, head brewer. “It’s always nice to see our friends up on stage and it was great to share it with all of them this year.”

Sunriver Brewing Company’s pub in the Village at Sunriver opened to rave reviews in the summer of 2012. Recognizing that the original pub would not accommodate demand, a 13,000- square foot building was purchased in the Business Park in 2014. Prineville Reservoir Filled to 98% Capacity Amid Above-Average Snowpack

Prineville Reservoir, after years of low water levels due to drought, is now 98% full thanks to above-average snowpack in the area. This is good news for farmers, fish, and recreation. Dam managers are adjusting water release rates to maintain reservoir levels and prepare for potential future inflows. Other reservoirs in Central Oregon are also filling up, providing assurance against dry weather.

Bend Senior HS head softball coach replaced as police investigate reported girls’ locker room incident

Bend Police confirmed Wednesday to NewsChannel 21 that they are investigating a former Bend Senior High School head softball coach, who has been replaced after a reported incident involving the girls’ locker room.

Police told us Wednesday that action was taken at the school level, and we confirmed the coach has been replaced.

Police are not releasing his name, citing the ongoing investigation. The case is focused on the reported girls’ locker room incident.

Bend-La Pine Schools Director of Communications Scott Maben confirmed to NewsChannel 21 that the now-former head coach "is on paid leave at this time. He will not return to coaching in the district this school year."

NewsChannel 21 received a tip Wednesday about the investigation, asking whether the case requires mandatory reporting.

In Oregon, school employees who suspect abuse are required to report it to the state Department of Human Services. The definition of abuse includes mental abuse and sexual exploitation.

104-acre prescribed burn near Sisters is first of many in Central Oregon

Wednesday marked the beginning of prescribed burning season in the forests around Central Oregon. The first prescribed burn is taking place near the Tollgate and Crossroad subdivisions west of Sisters.

Prescribed burning is an effort to reduce summer wildfire danger.

"We are out here today on the Sisters Rangers District about two miles west of Sisters. Our firefighters are burning up to 104 acres. This is a critical opportunity for us to reduce wildfire risk to communities like Tollgate and Crossroads and the entire Sisters community," said Jaimie Olle, Public Affairs Specialist, Deschutes National Forest.

Conditions permitting, officials hope to prescribe burn up to 11,000 acres of forests near communities this spring and fall.

"Whenever we do a prescribed burn, we do it under very specific conditions. Our firefighters are looking at everything from how much moisture is in the vegetation. We also work with smoke forecasters and weather forecasters to pick conditions when we can hopefully lift smoke up and away from communities," Olle said.

Wednesday’s prescribed fire burned in a mosaic pattern -- hot in some areas, cool in others. That is indicative of this year’s normal snowpack which could mean fewer, and easier to contain, wildfires.

"This past winter we did receive a relatively normal snowpack. That’s a great thing as we come into this spring knowing there is a good amount of moisture on the landscape. That said, it is pretty early for us to predict what fire season will bring for us this year. At least as of right now, we are going into it with some good moisture," Olle said.

Residents in the Tollgate and Crossroads communities are encouraged to keep doors and windows closed to minimize smoke impacts. Road and trail closures are not anticipated although the public is asked to use caution where fire traffic and firefighters are present.

Prescribed burning reintroduces and maintains fire within a fire-dependent ecosystem, helping to stabilize and improve the resiliency of forest conditions while increasing public and firefighter safety. Once firefighters ignite prescribed burns, they monitor and patrol the units until they declare the burn out.

Central Oregon Market Report

 The last few years have been tough for buyers, with so few homes listed for sale, but that trend is loosening up. In mid-April 2022, there were 333 single-family homes listed in Deschutes County. This week last year, 525 single-family homes were available, and this morning shows 719 listings, an increase year-over-year of 36.95%. However, pent-up demand has the market moving quickly, with seventeen days on the market for the sixty-eight pending sales this week and twenty days for the forty-five closed transactions. Several desirable properties were placed under contract this week in single-digit days on the market. 

The median price reduction of -2.3% for closed sales in Deschutes County continues the trend of sellers getting very close to the asking price. The sale price to the original list price percentage was 98.29% for the week. While the median sale price reflects a reduction from the list price, scrolling through the sales shows seventeen of the forty-five closed sales going for more than the list price. Nineteen of the forty-five sales were on the market for a single-digit number of days. 

Wednesday morning April 10th, the 30-year fixed-rate conventional mortgage national average is 7.06%, with the 10-year Treasury at 4.343%. With March CPI coming in at a hotter-than-expected +0.4% month-over-month and 3.5% year-over-year, a June rate pivot from the Fed is increasingly unlikely. Regular readers of my report will recall that I have cautioned against expecting any rate cuts in 2024, and many analysts have backed down from three projected cuts to two recently. At the beginning of the year, many analysts predicted seven rate cuts at 25 basis points each, or 1.75%. With the six-month Federal deficit at $1.1T, oil prices rising, and national and global supply chain disruptions, inflation is rising no matter how optimisticly Wall Street tries to paint the picture. JPMorgan Chase CEO Jamie Dimon wrote candidly this week about his optimism regarding the US economy while cautioning against the risks of the myriad geopolitical events. For housing, this means rates will remain higher, longer, but buyers seem to have adjusted to that reality and are undeterred. 

Single-family homes for sale in Crook County increased to 112, down nine from last year's week. Eight pending single-family homes sold at thirty-nine days on the market. Six properties closed at twenty-nine days on the market and a median sale price of $454,945 to round out the week's activity. Pending and closed transactions in Brasada Ranch and Powell Butte pulled up the median sale price from the 427k sold price of the five Prineville properties closed this week. 

Jefferson County inventory increased by five to seventy-nine single-family homes listed at a median of $445k and an average of $572,784. The six pending sales were on the market for forty days with a median price of $289,000—three homes sold at a median of $450k and an average of $489k. 

With stable mortgage rates, rising inventory, and peak selling season just around the corner, I expect to see strong buyer demand continue. Buyers are stepping up to snag new listings without hesitation, and attractive properties are moving quickly. Today's firmly established trends have been taking shape for several weeks. Increased inventory in our current environment means increased sales. The market might not be moving as dizzyingly fast as the peak pandemic activity levels, but it isn't far off. Growth in Central Oregon continues, with a seemingly endless stream of buyers. When you see a home that fits your needs, waiting likely means missing out.
